Cleaning vs. Pumping — What's the Difference?
Standard pumping removes the liquids and loose sludge a vacuum hose can reach. But in tanks that have gone 6+ years between services, sludge compacts into a dense layer on the floor and walls that a simple pump-out leaves behind. Cleaning adds high-pressure water agitation: we break up the hardened layer, wash down the walls and baffles, and vacuum out everything — leaving bare concrete.
What's Included
- Everything from a standard pumping visit
- High-pressure agitation and breakdown of compacted sludge
- Interior wall and baffle washdown
- Removal of floating scum mat and grease buildup
- Post-cleaning visual inspection of the empty tank — the best moment to spot cracks
- Written report with photos of the cleaned tank
Typical price range: $325–$650 depending on tank size and how compacted the sludge is. If we open the tank and see a standard pumping is enough, we charge for pumping — not cleaning. Honest assessment first.
When Do You Need a Full Cleaning?
- The tank hasn't been serviced in 6+ years (or you don't know when it was)
- You just bought a property with an unknown service history
- A previous pumping company "couldn't get everything out"
- Recurring odors or slow drains shortly after a regular pumping
- Before a septic inspection for a home sale — a clean tank inspects better
Frequently Asked Questions
How much does septic tank cleaning cost?
Full cleaning with washdown runs $325–$650 in Sonoma County, depending on tank size and sludge compaction. If a standard pumping turns out to be enough, we charge the lower pumping rate instead.
How often is a full cleaning needed instead of pumping?
If you pump on a regular 3–5 year schedule, a standard pumping is usually all you need. Full cleaning is for neglected tanks, unknown service histories, or tanks with heavy grease and compacted sludge.
Can cleaning damage an older septic tank?
No — we use controlled water pressure designed for concrete and poly tanks. In fact, cleaning is when hidden cracks and root intrusion are easiest to spot, because we can see the bare interior walls.
Do you clean both compartments of the tank?
Yes. Modern tanks have two compartments and both get pumped and washed down. Skipping the second compartment is a common shortcut that leads to premature drain field problems.
